A roofing system is the most important component of your home. It's your home's first line of defense against the elements. Without a strong, quality roof - everything under it could be compromised. It’s imperative that your roof is well maintained.
Here are a few tell-tale signs that it might be time for a new roof:
It’s important to ensure that water has the ability to run off of your roof completely; if it has a chance to sit and collect on or in between your shingles, it can result in significant and very costly damage. Be on the lookout for buckling or cupping shingles — if shingles don’t lay completely flat, water and moisture may collect leading to damage.
If your roof has missing shingles and exposed underlayment, your roof is at risk for water intrusion, especially if the underlayment has been exposed to the elements which isn't designed for constant UV exposure.
If any part of your roof is sagging, it could be a sign that moisture is trapped underneath the roofing system and the wood underneath has rotted. Homeowners should be able to easily spot sagging spots, since roofs are meant to remain in straight planes. This should be addressed quickly, as it can lead to serious structural damage.
A little natural light coming into your home is good, right? Well, only if it’s coming through your windows or skylights. Look for any spots in the attic where daylight is coming through the roof boards. Daylight coming through your attic is a clear warning sign that you need a new roof.
Peek around your attic for any evidence of moisture and mold on the underside of the roof sheathing. This can be done by carefully climbing into your attic or crawl space and checking with a flashlight. While you’re up there, be on the lookout for any evidence of moisture, mold, dry rot or cracked rafters, as all are indicative of moisture or improper ventilation.
A homeowner could also experience an interior leak in either a ceiling or wall, meaning unwanted water is seeping in from above.
The granules on asphalt shingles can decay over time due to constant exposure to natural elements. If the shingles on your roof are missing too many granules, their ability to protect your home as part of the roofing system decreases. A roof inspection will be able to assess how much of your shingle’s granules remain intact. Even if the roof isn’t actively leaking, this is a sign that it’s time for a new roof.
With proper maintenance and drainage systems in place, a traditional asphalt roof should last for around 20 to 25 years. Look at any home records you may have access to that will tell you when the roof was replaced last. If you recently purchased your home, your pre-sale home inspection report should give you sufficient insight into your roof’s age and condition.
If you live in an older neighborhood, keep an eye out for any neighbors getting roof work done — this could be a sign that your home of may need one too!
